We supply the construction plans as listed above, however there are other trades and suppliers that are part of the lodgment and building process.
Submitting to council and local building authorities
To submit plans to council you will need to check with your local authority to confirm all their requirements, they will normally have a check list.
Note sometimes requirements differ from area to area.
However here are the normal requirements.
• Full working drawings ( as per our plans pack)
• Soil test information ( by soil tester engineer)
• Structural Engineering Design Check & Certification ( engineer needs our plans and soil test to provide the Certification)
• Contour survey of your land ( by land Surveyor)
• Site Plan ( the house design shown in position on your land ) we can provide this for $250 but need the contour survey 1st
• Energy Efficiency Assessment (by Energy Efficiency supplier)
• Building specifications ( by Builder or material supplier)
• Registered Builders license number
Cyclone / Hurricane / Snow - Notes
House plans are drawn to international standards which includes standard wind loading and bracing, when you're in cyclonic and Hurricane areas you need to have extra bracing and tie down to make the home high resistance to high winds and extreme conditions. The engineer also needs to be involved in snow areas where you need extra support for the heavy snow loads on the roof.
The recommended procedure is to have plans presented to an engineer who will normally have a bore test done on your land so he can assess the strength capability of the soil, they will then design the footings and tie down bracing required for your home for your area
